jhme’s early involvement can result in value added by being involved in the entire construction process. This process begins by providing a detailed assessment of construction plans prior to construction and subsequently oversees the financial aspects of the construction process, thus mitigating risk(s), delays and mitigate the risk(s) associated with construction capitalization.

Pre-Construction Document Review

jhme employs professionals from the Construction Management, Architectural and Engineering disciplines. Our team supports construction capitalization by providing expert opinions, reporting and physical attendance to the site(s) as directed by our Clients.  Each Pre-Construction Review entails an independent review of contracts, schedules, budgets, construction documents, and all drawings (architectural, engineering, mechanical, landscape, etc.) prior to the commencement of construction. We work diligently to ensure that the best interests of our Clients are realized prior to closing.  

Key Scope elements may entail, but are not limited to, the following themes:

  • Construction Budget Analysis and Reconciliation 

    • This requires reconciliation with industry data and our proprietary data-base with 30-years of construction cost information analyzed by sub-market, asset-class, capital stack position, and cycle timing

  • Contract Review and Summarization 

    • Abstracting salient points of the contract

    • Isolation of outliers and/or potential risk(s) of contract structure and convenants

    • Evaluating elements of "character" for the development team in place on behalf of our capital partners (GC, Architect, Engineering, Fee-Based Developer as applicable, etc.)

  • Drawings

  • Schedules

  • Code Compliance

  • Any ancillary risks and/or client specific requirements as needed

Monthly Inspection & Draw Review

The Draw Reports entail monthly site visits and documented reports to determine if construction is proceeding to schedule and draw requests represent work performed at the Property. If the contractor has deviated from the design plans, utilized questionable construction methods, or performed work of questionable quality, we notify the Client and their designee. 

On-Site Owner Representation entails a monthly assessment of the project’s progress according to schedule, completeness, and thoroughness of the General Contractor.

Development Feasibility Study provides analysis from financial, physical, and environmental standpoints. This entails a general site investigation and research/review of applicable regulatory requirements affecting a property’s development or re-development. The report identifies the property’s unique characteristics, regulatory requirements affecting the property’s proposed site utilization, expansion, re-development, budget, and/or timing.
